Start with the property identifiers

Collect the revenue village or town, survey and subdivision numbers, registration jurisdiction, owner names and the approval or project number. A locality name alone is rarely enough.

Registration records

Use TNREGINET for EC and registration-related searches. It can help locate registered transactions for the details and period searched. It cannot establish physical boundaries, lawful construction or every unregistered claim.

Revenue and survey records

Use the land-record portal for Patta, Chitta, FMB, A-Register, TSLR and government/private classification services. These records help identify revenue and survey details. They are not a complete legal title opinion.

Planning and project records

Check DTCP or the competent local body for layout and building approvals. Check TNRERA when the project falls within RERA. Approval or registration does not guarantee ownership, construction quality or completion.

Safe verification order

Match the deed chain and EC, match revenue and survey identifiers, verify classification and access, verify approvals, inspect the site through a surveyor, then obtain an independent legal review.
