What does a document writer do?
Document writers usually work near the Sub-Registrar offices and draft sale deeds, settlement, gift, release, power of attorney, mortgage and similar documents. Their job is to describe the property, survey number, boundaries and earlier title documents correctly, and to prepare the papers needed for registration.
Will a document writer verify the title?
Drafting a deed is not title verification. Check the title chain, encumbrance certificate, Patta and approvals separately, and get a lawyer’s legal opinion where needed.
How do I check a broker?
Ask which towns they work in, whether they hold written authority from the seller, and who pays their brokerage and how much — in writing. Agents selling in TNRERA-registered projects are required to register with TNRERA; check their registration number on the TNRERA website.
Red flags
Pressure to pay an advance before documents are shown; not letting you meet the owner; asking for money into a personal account; a “DTCP approved” board with no approval number or plan; “today only” urgency.
