Show the formula and source notes
- Provisional chargeable value = higher of entered consideration and entered guideline value
- Stamp duty = chargeable value × 5%

Common questions
Registration cost calculator FAQs
These answers explain this calculator's assumptions. Confirm the actual instrument and current amount with the official registration channel.
What value does this registration-cost calculator use?
For this early ordinary-sale estimate, the calculator uses the higher of the entered sale consideration and entered current guideline value. The Sub-Registrar Office controls the final instrument, valuation and amount payable.
What rates are used for an ordinary Tamil Nadu sale?
The estimate separates 5% stamp duty, 2% transfer duty and 2% registration fee. Confirm that an ordinary sale conveyance is the correct instrument and check current charges before payment.
How does the women-purchaser concession work?
The calculator reduces the registration-fee component from 2% to 1% only when every purchaser is a woman and the entered chargeable value is not above ₹10 lakh. The official notification contains additional conditions that must be confirmed.
Where can I check the exact guideline value?
Use TNREGINET and match the exact street or survey number, guideline village, classification and current effective record. Do not copy a value from a nearby property.
Does the estimate include legal, document-writing or loan charges?
No. The result covers only the displayed government-charge estimate. Budget separately for document preparation, professional review, survey, mutation, loan, brokerage and other transaction-specific costs.
Can I use this calculator for gift, settlement, partition or exchange deeds?
No. The assumptions on this page are for an ordinary sale conveyance. Other instruments can have different rules, rates, ceilings and exemptions. Confirm them with TNREGINET or the jurisdictional Sub-Registrar Office.
