Do not pay based on one record or portal result. Use exact property identifiers and compare the documents, physical site and approvals together.

What the service can establish

An EC can report registered documents found for the property details and period searched, including registered transfers, mortgages or releases where indexed correctly.

What it cannot establish

A clean EC does not prove ownership. It may not reveal an unregistered arrangement, every dispute, physical encroachment, planning violation or a search made with the wrong survey identity.

Before searching

Confirm the registration district, Sub-Registrar Office, revenue village, survey number, every subdivision and the relevant title-chain period. Compare names and older survey references.

Review the result

Match document number, year, parties, transaction type, extent, boundaries and releases against certified deeds. Investigate every gap or mismatch.

Next step

Obtain certified records where needed and ask an independent property advocate to examine the EC together with the complete deed chain, revenue records and approvals.

Important limitation

This guide is general information. A specific property still requires independent review by a property advocate, licensed surveyor and the competent government authority.
