Start with jurisdiction

Identify the planning area and local body first. The competent authority can change with location, development type, size, height and special conditions.

Three evidence levels

A seller statement is unverified. A document upload is submitted. Only a direct match to the issuing authority record is officially checked.

Do not combine approvals

Layout approval, building planning permission, building licence, RERA registration, completion records and CRZ clearance answer different questions. One does not replace another.

  • Unverified: no evidence has been checked directly.
  • Submitted: evidence was received but not yet matched with the issuing authority.
  • Officially checked: details were matched to the issuing authority record and the check date must be shown.
