LAND RECORD GUIDE

Check a Patta against the deed and land

Patta is a revenue record. It is not the sale deed and does not by itself prove ownership.

01

Direct answer

Use Patta to compare the recorded holder and land identity. Stop if the name, survey number, subdivision or extent does not match until the difference is explained with official records.

02

Where this record applies

  • Commonly used for rural or Natham land records available through the current Tamil Nadu land-record service.
  • The exact record available depends on the property’s official revenue or town-survey identity, not only its postal address.

03

What the record usually shows

  • Patta or account reference
  • Recorded holder name
  • District, taluk and village
  • Survey number and subdivision
  • Recorded extent
  • Land classification or related revenue fields shown in the extract

04

What to compare it with

  • Sale deed and parent deed schedule
  • A-Register extract for the same survey and subdivision
  • FMB sketch and physical survey
  • EC search identity and registered documents
  • Current tax, approval and site information where relevant

05

Check it step by step

Keep the property identity, source and date with every result.

  1. Start with the deed

Copy the official village, survey number, subdivision, extent and owner details from the complete deed schedule.

  2. Open the official land-record portal

Use the rural or Natham Patta and Chitta route that matches the property.

  3. Enter the complete identity

Do not drop a subdivision or replace the revenue village with a postal locality.

  4. Save the complete extract

Keep the source, date, reference and full page in Tamil Unicode. Do not rely on a cropped screenshot.

  5. Compare every field

Match the name, survey number, subdivision, extent and classification with the deed, A-Register and FMB.

  6. Ask the VAO or taluk office

Take the mismatch and source documents to the VAO, taluk revenue office or survey section that handles the land.

  7. Pause until the mismatch is explained

Do not treat a spelling, share, subdivision or extent difference as minor without official support and legal review.

07

What this record does not prove

  • Patta is not the sale deed.
  • It does not replace the parent title chain or EC.
  • It does not prove the physical boundary, legal access or planning approval.
  • A matching name does not prove that every share and later transaction is clear.

08

Stop on these mismatches

  • Seller name differs from the recorded holder
  • Initials, spelling or relationship changes without supporting records
  • Survey number or subdivision differs
  • Extent or classification differs
  • Several co-owners appear but not all are explained

COMMON QUESTIONS

Check a Patta against the deed and land FAQs

One land record is not a complete property verification.

Is Patta the sale deed?

No. Patta is a revenue record. Read the registered title deeds and other evidence separately.

What if the seller name and Patta name differ?

Stop and obtain the official record and legal explanation for the change before payment.

Where can I view Patta?

Use the current Tamil Nadu land e-Services portal and ask the VAO or correct taluk office when the record is unclear.

KEEP THE CHECK CONNECTED

Use the record with the next property check

A single paper or portal result is not enough. Keep the owner, land, approval and payment checks connected.
